DESIGN BUILD
Design/Build is the simplest and most cost-effective construction
method because one firm manages the entire project from conception
through completion. The owner contracts and works with a single
company that takes total responsibility for every aspect of the
project.
Choosing a Design/Build firm saves the owner time and money. An
alternative, the design/bid/build method, requires a designer to
complete plans, after which general contractors bid on them. This is
not the best possible choice because it takes more time and can
prevent essential interaction between the owner, designer and
builder. It also requires the owner to enter into contracts, one
with a designer and another with a builder, which can sometimes lead
to finger pointing should problems arise.
Design/Build eliminates many of the problems that can arise from the
design/bid/build method. For example, the designer can often spend
weeks or months perfecting the design of the building, but the
construction bids end up over budget. Even when the builder follows
the designer’s specifications to the letter, the results may not
comply with the owner’s objective.
With Design/Build, the entire team is involved from conception
through completion, working to deliver the best possible project.
The project progresses in the most efficient and cost-effective
manner because the team communicates during all phases of the
project and can implement value engineering and fast track
construction. Value engineering weighs options regarding materials
and methods against budget constraints. The idea is to judge the
performance, upkeep, cost and longevity of each component to
determine it's long-term cost-effectiveness. Fast-track
construction overlaps the design and construction phase so that
parts of the building are being designed as other parts are under
construction. This allows the construction process to be completed
in the fastest possible time. |
