Metal Re-Roofing

A new roof over the one you have, with the business still open

Most metal buildings do not need a tear-off. As an Authorized Butler Builder since 1968, Caladesi installs Butler retrofit roof systems over an existing metal, built-up or low-slope roof: new sub-framing, new insulation, and a Butler MR-24 standing-seam roof on top. Crews work from the roof, the doors stay open below, and the building comes out drier, tighter and better insulated.

Butler retrofit systems are tested for UL wind uplift, impact and air and water infiltration, with FM Global and U.S. Army Corps of Engineers approvals.

01 New standing-seam roof Butler MR-24, no exposed fasteners 02 New insulation and sub-framing Sets the slope, up to R-38 03 Existing roof stays in place No tear-off, doors stay open

Option 01

Retrofit

Best when the structure is sound and the roof is the problem: leaks, rust, failed fasteners, poor insulation, or a flat roof that ponds.

  • No tear-off, no landfill run
  • Business keeps operating underneath
  • Adds insulation, up to R-38 in a high-profile system
  • Re-establishes slope on flat or low-slope roofs
  • Concealed clips let the new panels expand and contract
  • Typically the faster and lower-cost path

Option 02

Replace

Best when the deck, purlins or frame are compromised, the roof has been re-covered before, or the building is being reconfigured anyway.

  • Existing roof and damaged framing removed
  • Structure inspected and repaired while it is open
  • Full-depth insulation and vapor control redesigned
  • New MR-24 standing-seam roof on new purlins
  • Opportunity to add daylighting, roof curbs and equipment
  • Longer schedule and temporary weather protection required

One team, start to finish

Because planning, design, management and construction sit in the same office, there is no hand-off where details get lost. We self-perform much of the work, coordinate the rest with long-standing trade partners, and have been an Authorized Butler Builder® since 1968. Licensed Florida general contractor CGC 058861.
